Finding Your Havasu Home

Whether you're just thinking about buying Lake Havasu real estate or have been searching for awhile, the following points can help you find your Havasu home and have a smooth and stress free buying experience.

  1. Find an Accredited Buyer's Representative.   An Accredited Buyer's Representative has the knowledge, training and experience to assist you in making one of the biggest financial decisions of your life. Choosing the right agent is the best possible way to find your ideal property, protect you and assist you in getting the best deal.
  2. Get Pre-Qualified.  Your buyer's agent can recommend lenders that are local to our area and know the community.  This is important since Lake Havasu City is a "Spot" community, meaning most of the homes are not in structured neighborhoods, having one builder and a few floorplans.  Here in Lake Havasu things are a bit different and having a local lender can save headaches, time and money.
  3. Start Shopping.  Your buyer's agent will provide you with detailed information on current listings based on your budget as well as inform you promptly when new listings hit the market.  Your agent can show you many properties that you would not have been able to find on your own since they have wide access to all listings as knowledge of FSBO properties.
  4. Selecting the Right Property.   Once you have found your ideal home, that's when your buyer's agent really goes to work.   Your buyer's agent will research the seller and property to discover any problems or issues that might influence your decision to make an offer.  They will advise you on how to make the best offer, protect your interests during the negotiations, disclose any information they receive from the seller as well as any strengths and weaknesses of the property.     
  5. Going Into Escrow.   Once an offer is accepted, your buyer's agent will open escrow and guide you through the process of depositing your earnest funds.  They will notify your chosen lender and provide them a copy of the purchase contract as well as the escrow and title companies.  They will schedule, notify all parties and attend all inspections as well as make recommendations on insurance and home warranty companies if needed.  They will also monitor the lender's progress to assure a timely transaction.
  6. Your Loan is Approved.  The lender will request final closing conditions from you, escrow and both agents, if required, prior to preparing their closing disclosure.  The closing disclosure is sent to you for review and must be signed three days prior to your final loan documents being prepared and sent to escrow for your signing appointment.
  7. Time for Signing Closing Documents.  The lender's prepared loan documents, are sent electronically to escrow where the escrow officer will review the documents, add their closing documents and contact you for your document signing appointment.  Please allow at least an hour to sign your closing documents.  Either at the time of scheduling your signing appointment or at the appointment itself, your escrow officer will let you know the amount of funds you will need to close escrow.  These funds can be delivered to escrow by cashiers check or by electronic bank wire and should be in escrow no later then the day before the scheduled close of escrow or as your escrow officer directs. 
  8. Tick, tick, Yeah!  The day of closing can be very exciting for a new homeowner but it can also be a bit of a waiting game.  It is very important to know that the actual "close of escrow" is simply the County's recording of closing documents.  Since this can happen at any time, it is wise to hold off on scheduling moving vans or any other deliveries until the recording has occurred.   Once recorded, the escrow officer calls both agents, who then make arrangements for keys to be transferred from seller to buyer, and escrow is closed!
